Mr. Leavitt is CEO of RealtyNet Advisors, which works with real estate brokerage firms in setting up their own private label real estate funds. He is the Chairman of 1031 Exchange Place, and oversees all aspects of the company’s business development, strategies, and marketing, but is not involved in the day-to-day management of the company. Gary previously was the Director of Business Development at Coldwell Commercial Advisors (recently acquired by Colliers International). Mr. Leavitt has over 30 years of investment experience as a stock-broker (Series 7, Series 24, Series 27, Series 65, Series 22, Series 39, and Series 63 securities licenses), investment advisor, retirement specialist, real estate broker, portfolio manager, and sponsor of tenant-in-common (TIC) real estate investments.
Mr. Leavitt graduated from Brigham Young University with a B.S. in Behavioral Sciences and completed the coursework for a M.S. in Counseling from Oregon State University. Mr. Leavitt worked as a stockbroker in Salt Lake City and Provo, Utah with Kidder Peabody & Co. and Merrill Lynch. This experience included establishing and managing the assets of 401(k) and other qualified retirement plans for major companies as well as representing real estate direct participation and syndication programs.
After leaving Merrill Lynch, Mr. Leavitt established his own company G.L. Leavitt Financial Group, which operated as an investment firm and a broker-dealer registered with the National Association of Securities Dealers (“NASD”). At G.L. Leavitt Financial Group, Mr. Leavitt established several successful real estate limited partnerships.
In 1992, Mr. Leavitt organized Genetrix, Inc. as an investment advisory firm focusing on secondary-market real estate limited partnerships as well as short-term bridge financing and hard money loans. Through this experience, Mr. Leavitt increased his understanding of debt financing and pooling investor funds to acquire real estate. In time, Mr. Leavitt began to focus on the newly emerging TIC industry and other suitable replacement property choices for real estate owners involved in a 1031 exchange, eventually leading to his vision for 1031 Exchange Place’s sister-company, Realtynet Advisors, Inc.
In 1997, Mr. Leavitt established 1031 Exchange Place, LC, which was originally a real estate brokerage firm specializing in net-lease replacement property for clients involved in 1031 exchanges. In 2005, Leavitt co-founded 1031 Exchange Service Center, a 1031 exchange intermediary firm.
In 2003, Mr. Leavitt founded Realtynet Advisors, Inc., a sponsor of debt-free, tenant-in-common (TIC) ownership interests in real property. As a principal, Realtynet Advisors acquired over 100 single tenant net-lease retail properties (including AutoZone, Family Dollar, KinderCare, O’Reilly Auto, and Walgreens) and sold undivided fractional ownership interests to investors and those involved in 1031 exchanges.
Gary has five children, six grandchildren, and lives in Sandy, Utah.
